Renters' Rights Act: What Landlords Need to Know

The biggest changes to private renting in England began on 1 May 2026. See what has changed, what is coming, and how Property Shop can help.

What Has Changed

These changes have applied in England since 1 May 2026. Wales has separate rules.

Rolling Tenancies

Most private tenancies now roll on with no fixed end date. Tenants can usually leave with two months' notice.

No More Section 21

Landlords need a legal ground under section 8 and must give the correct notice before seeking possession.

Rent Rules

Rent can normally rise once a year with two months' notice. Bidding is banned, and rent in advance is capped at one month.

Still to Come

Some changes are phased or still being consulted on, so dates may change.

Landlord Register

Registration opens on 15 December 2026. The deadline for let London properties is 14 October 2027.

Ombudsman

Membership of the new Landlord Ombudsman is expected to become mandatory in 2028.

Property Standards

Decent Homes and Awaab's Law will extend to private renting. Timings are still to be confirmed.
