Key Dates for London
Your deadline depends on where the property is, not where you live. During the rollout, only properties that are let, or become let, must be registered.
15 December 2026
The Register your rental property service opens. You can register early if you wish.
15 July 2027
London's three-month registration period begins.
14 October 2027
Deadline for London properties that are let. Register before midnight.
Who Must Register
Private landlords renting out property in England to tenants on an assured or regulated tenancy must register themselves and each property.
Individual Landlords
Anyone letting alone, as a sole trader or in a partnership. Companies, charities and trusts register as organisations.
Joint Landlords
Each landlord must register. One registers the property and invites the others.
Exception
Tenancies within the legal meaning of supported exempt accommodation do not need to be registered.
What You Will Need
You register with a GOV.UK One Login. If you do not have digital access, a paper application is available.
About You
Your personal details and contact information. Organisations give details such as a Companies House or charity number, if they have one.
About the Property
Address, bedrooms and rental status, a correspondence address in England or Wales, and contacts for any managing agent, superior landlord and freeholder.
Tenancy and Safety
Rent and tenancy details, any HMO or other licence, and evidence of your gas safety certificate (if there is a gas supply), electrical safety certificate and EPC.
Fees and Penalties
You pay the government fee on the Register your rental property service when you register each property.
£65 a Year
Per property, with no VAT. There is no charge for your landlord registration or for updates. Your first payment is reduced during the rollout.
Up to £7,000
Possible penalty for failing to register yourself and your property.
Up to £40,000
Possible penalty for knowingly or recklessly giving false or misleading information, or for continuing or repeated breaches.
Who Does What
Registration stays your legal responsibility. We will agree what we are doing with you before we start.
What You Must Do
Register yourself, start each property registration and pay the fee. Complete the record within 28 days, or it may be deactivated. Update any changes within 28 days.

If You Delegate to Us
We can add licence, occupancy, furnishing, rent and bills details, provide your certificates, and keep those sections up to date.
Common Questions
General information, not legal advice. Checked against GOV.UK guidance on 5 November 2026.
Can an agent register for me?
Do empty properties count?
Are you part of government?
Not entirely. You must register yourself, start each property registration and pay. An agent you choose can then add certain details.
Not during the rollout, unless they become let. The government says empty properties will need registering before they can be marketed in future.
No. Property Shop is an independent letting agency. The register is run by the Ministry of Housing, Communities and Local Government.
